About Offerbender
The source behind each number on Offerbender, and the company that publishes the site.
Offerbender is written for two readers: a buyer putting a price on vacant land, and an owner reading an offer for a company. The land guides work from confirmed sales, and the offer guides follow each term to the money and the day it is paid. A printable worksheet takes one parcel through the arithmetic, and its filled-in copy uses invented figures for a 10-acre lot.
What Offerbender does not cover
Offerbender does not cover finding sellers, negotiating after an offer goes out, financing a purchase, or checking title and spotting fraud. No page values a real parcel or company, and each worked example says where its made-up numbers start.
The publisher and its questionnaire
Heirloom Acquisitions LLC, a small company run by its owner, publishes Offerbender. The company works with owners of land service companies who are preparing to sell, and with business brokers. The booking button on this site opens a call with the company.

Sources and checking
Pages begin as drafts written with AI help. The company's owner checks each draft against its sources and approves it before it is published. Guides show when they were published and when their facts were last checked, and each lists its sources at the end, among them federal appraisal standards, court decisions, tax agency pages and official statistics. A correction to a page moves its last-checked date.
